Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 80 days prior to arrival - If the arrival date is within 80 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 4% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 75 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 74 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

There were no hot water in the whole villa. They started to prepare the villa for the next clients before the old clients left, and obviously before the check out time. Very unprofessional approach.

My family spent 10 days here and it was amazing. The villa is beautiful, spacious and clean. The rooms are large with king size beds and the bathrooms with outdoor showers ( but private) make you feel like you are truly in paradise. The pool is large and the garden is private and gorgeous. The location is perfect, close to restaurants, shops and Ku De Ta & Potato Head beach clubs. The best part of our holiday was the wonderful staff. They were attentive and discreet. We had breakfast every morning & several lunches & dinners in the villa. The food was delicious, thanks to the talented chef onsite. I cannot recommend this villa highly enough. My family and I look forward to returning.

We absolutely loved our 5 nights at Villa Emmy. It was a great space for two families to share with comfortable beds, lovely bathrooms and a spacious and thoughtful layout. The Villa Emmy staff were very friendly and attentive making us feel very welcome and at home. They were very accomodating to the special gluten free dietary requirements which made a huge difference to us. The swimming pool was amazing and the location of the villa is in an excellent spot. Close to shopping but far enough away from the busy night clubs, so we were not kept awake by noise. Highly recommend!

Had my birthday getaway at Villa Emmy with the family and it didn’t disappoint. We were greeted by the villa butler and staffs when we arrived. It’s a gorgeous newly renovated villa with a large pool, cozy and homey. Perfect for a family.What made me happy is that Villa Emmy has a 24-hr butler service, so everything was taken care of. As a parent, when we go on a vacation all we want is to do is just kick back and relax. Well, it’s possible at Villa Emmy because the butler will help you with anything that you need (or want). Our butler was very caring and excellent so we felt safe enough to have a parents night out (just a tad 😉) when my kids were asleep.

Villa Emmy is located in Laksmana Villas, an exclusive and secluded enclave of individual private residences just off Seminyak’s buzzing Jalan Laksmana, where some of Bali’s best shopping, funkiest bars, sophisticated restaurants, and cool cafes can be found. It’s a short walk to the iconic La Lucciola, perfect for a meal overlooking the ocean. Seminyak’s surf beaches are close by as is Pura Petitenget, a beachside temple where you will often see locals dressed in stunning traditional clothes performing ancient ceremonies.
