1 — Why is a 50% deposit required to confirm my reservation?
We understand that a 50% deposit may seem significant, but it’s a standard practice in the luxury holiday villas industry. This initial payment secures your chosen villa rental exclusively for you on your desired dates. The first 50% confirms your commitment, and the remaining balance, which is generally due between 45 and 65 days before your arrival, ensures that the villa is fully paid for well in advance. This timeline allows us to finalize all arrangements and guarantees a seamless check-in for your party. It’s a system designed to protect both you and the villa owner, providing certainty for your booking.
2 — Why are payment and cancellation conditions so strict, especially for High and Peak season?
During High and Peak season, the demand for our premium villas is extremely high. Our luxury villa rentals are often booked months, and sometimes even a year, in advance. Due to this high demand and the specific nature of these exclusive properties, most of our partners have a non-refundable policy during these periods. The strictness of these terms reflects the significant lost opportunity for the villa owners should a cancellation occur close to the booking date. We are transparent about these conditions from the outset to ensure you are fully aware before confirming your reservation.
3 — Is it possible to pay by cash upon arrival?
Unfortunately, we do not generally accept cash payments upon arrival. To ensure security and to comply with international financial regulations, all payments must be made through our secure corporate banking system. However, a very small number of villas might accept cash, and this would be clearly specified in their terms and conditions. If this is a requirement for your booking, please let our team know, and we will do our best to find a suitable property from our portfolio that allows this option.
4 — Can you hold the villa while I discuss it with my party?
We know that booking a villa for a group requires coordination. While we cannot guarantee an indefinite hold, we are happy to offer a courtesy hold for a short period, typically 24 to 72 hours. This gives you a window of time to finalize your travel plans with your friends or family before someone else books your dream holiday villa. Just let us know, and we’ll do our best to accommodate this request.
5 — What is included in the rental price? Are there any hidden fees?
At Villasia, transparency is key. The price quoted for your villa rental includes the use of the entire property and its amenities for the duration of your stay. We will always provide a clear breakdown of what is included, such as airport transfers, housekeeping, and any specific services. Any additional charges, such as daily breakfast or chef services, will be clearly outlined and agreed upon before you confirm your booking. 6 — What happens if I need to change my booking dates?
Changes to booking dates are subject to the villa’s and owner’s specific terms and conditions. In some cases, especially if done well in advance, it may be possible to move your reservation. However, this is not guaranteed and often depends on availability and the specific cancellation policy of the property. We recommend confirming your travel dates carefully before booking your holiday villas to avoid any issues.
7 — Is travel insurance required for my villa rental?
While not mandatory, we strongly recommend that all our guests purchase comprehensive travel insurance. This will protect you from unforeseen circumstances such as trip cancellations, medical emergencies, or other events that could disrupt your plans. 8 — How do I know the villa is exactly as it is represented online?

9 — Are your prices negotiable?
This is, without a doubt, our number one question. We understand why guests often ask this, as they are accustomed to the flexibility of booking hotels or other travel services. While we can always try to negotiate with the owners, it’s important to know that rates are carefully determined by each property manager or villa owner based on a local market study. These prices often already include attractive promotions like Early Bird or Last Minute discounts. Furthermore, nearly all villa owners have a strict rate parity policy, which means the price we offer is the same as what you would get by contacting them directly or through any other agent. This policy is in place to ensure fair pricing and consistency across all booking channels.
