As for Mezzanine Suites, the upstairs mezzanine is accessed through the downstairs bathroom. Rental conditions
- Check-in time: 3:00pm - Check-out time: 11:00am - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 4% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - An admin fee of USD 50 will apply in the event of refund and amendment to reservation - Christmas and New Year Period: For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that the villa's owner secures another reservation covering partially or fully the initial and cancelled reservation.

I stayed at this stunning beachfront property in Koh Samui for a full month with 3 different sets of friends and it’s honestly one of those places that stays with you long after you leave. It’s idyllic in every sense - beautifully designed, incredibly spacious, and immaculately presented. Despite its size, it never feels overwhelming, and there are plenty of pockets of privacy if you want them. It’s ideal for family celebrations, groups of friends, corporate retreats, or even weddings - the space just adapts to whatever you need it to be.

Spent 6 days at Baan Kilee in November 2025. The accommodation was excellent and the food (prepared by the in-house chef and his team) was exceptional. The staff were always friendly and willing to attend to your every need. I can highly recommend it if you are looking for a luxurious spot on Koh Samui.

The whole complex is stunning. The many inside spaces are luxurious but calming. Our bedroom and bathroom is so comfortable and private, although we look out on the beautiful gardens. We used the fantastically equipped gym and yoga spaces regularly. Chef cooks excellent food. The quality and variety is first class and the choice is varied. Many types of cuisine are served. Local restaurants are good and worth a visit. The staff are very helpful but unobtrusive. Stepping directly onto the sand is such a pleasure. The beach is not used except by the the people in the houses and the sea very safe. The Manager arranged in-house massages and lovely boat trip for us. We’d definitely return to Baan Kilee.

The estate is beautiful, well maintained, with wonderful care for the garden. The villa team is one of the best, and we were so well taken care of the entire trip. Thank you to Khun Mai, Khun Bao and everyone on the team. Chef's food is delicious and thank you for catering to differing meal times and requirements with the toddlers too.
