You’ll arrive at the property and traverse a short jungle-like entry and pass through a gate to an instant panorama of the best view (and remarkable sunset!). Once inside, take your choice of the cinema room, or the billiard lounge, the massive living space, the two swimming pools, perhaps a quick workout in the gym, or (my favorite) just chilling atop the home gazing at the waves and time passing by.Service: 5/5- exceeding that of a 5-star luxury resort. Dine in, take out, laundry, transportation; whatever you need is at your immediate service.Value for money: 5/5- there is *no* other property like this on the island. Whether sharing the costs with a group of friends or a smaller setting, I found Baan Perwah’s pricing to be more attractive than a large 5-star where facilities would need to be shared.Overall experience: 5/5- could be once-in-a-lifetime, but I loved it so much I went back again and again! The entire exchange was secure, private, and efficient. At no point did I feel anxiety or hesitation with booking.The attention to detail in every corner of the home is exceptional, and the custom features are innumerable and endlessly surprising. It’s easy to see that the owner and builder created this enchanting home as a product of their own uncompromising standards.The staff are always available, their results sparkle. At the same time, there is a feeling of endless space and privacy, even when we’ve had 15+ guests and many additional visitors.

During my recent stay in Phuket, I had the pleasure of experiencing Baan Perwah. The house's design and layout are incredibly thoughtful, blending modern touches with mesmerizing sea views. Honestly, the place is so photogenic; every corner seemed like a perfect backdrop. Its prime location is also a bonus—nestled close to some of the best restaurants in the area and just a short stroll to the beach and the lively town. Beyond its aesthetic appeal, the property is immaculate, clearly reflecting the care and attention invested in it. The host was superb and communicative, always ensuring we had everything we needed. Should I find myself in Phuket again, Baan Perwah is undoubtedly where I'd want to be. Highly recommended!

Our stay at Baan Perwah was fantastic. The place is absolutely gorgeous, the views are stunning and the home is incredibly beautiful. I feel the accommodations had all of the amenities we needed and we were walking distance to the beach and town. Our one week rental was a dream and forever memorable! We would love to stay again and invite others to join us because the place was very spacious and special.

Spectacular waterfront villa next to Kata beach directly on the sea. Very modern and beautiful. Sleeps about 20 people too. Amazing. We’d def stay again if lucky enough!
