Kabalana Beach House is a beachfront villa in Sri Lanka’s southern coast, featuring an earthy toned design with a large garden and private pool. The villa is run on a villa-exclusive basis, providing guests with private access to all areas and amenities such as the garden, pool, dining and living area, as well as a TV lounge. The outdoor pavilion offers panoramic views of the Indian Ocean, while the lap pool offers a refreshing dip to escape the Sri Lankan sun. The ocean front garden with coconut trees creates a picturesque backdrop for relaxation and enjoying company with friends and family. The living and dining area has an unobstructed view of the garden, ocean, and elevated pavilion, bringing out the openness of the space. Upstairs, the TV lounge is perfect for watching a movie or playing a board game. The four individually designed bedrooms can sleep 8 guests comfortably, with the provision to add 2 extra beds to maximize at 10 guests. The rooms have high ceilings, windows that open to the sea, and each has an en suite bathroom. Each room is equipped with all modern amenities, and memories of swimming out to catch waves and bodyboarding are testimony to the villa’s surfing repute.

Rental conditions
Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 4% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

The best beach for family rest and for beginners in surfing. There are a lot of local surf schools, there is one beach volleyball court with the net and long sand beach line.

It was for me a great experience trying bogyboard. It is so ideal for this. It's also perfect for beginners surfers. Not good for swimming due to decades of surfboards. Nice atmosphere, cheap sunbeds, board rentals, surf lessons, small cafes for eating and drinking, good for children to enjoy the sand and the shallow water, lifeguards everywhere, water policemen too, I have to say the best for this place.

Kabalana beach is great - not only for surfing but for enjoying the sun / water as well. Definitely one of the better beaches that i visited.

Very nice beach with lots of options (relaxing, surfing, eating…) Best place to rent a daybed is in front of Solas, next to Briza Surf. Lovely ladies offer cold coconuts and the very best prices for daybeds ♥️

Has developed really well for this season. All the venues along the stretch keep the beach clean. There's a good amount of beach with about 50m of shallow water. Beach stretching for more than 1km (i think more into season). Great for a run which is what I did daily and there were a few others. Paid loungers available. Popular for surfing. I'm not a surfer but looks like a beginner to intermediate spot.
Location
The 16th century UNESCO World Heritage site is a 30-minute drive away. The Old Town of Galle and its Fortifications is said to be the best example of a fortified city built by Europeans in South-East Asia, displaying European architectural styles fusing with South Asian traditions. Some of these structures now house art galleries, antique jewelry stores and quaint cafes worth perusing. Closer home is Unavatuna with a character all its own. Laid-back yet throbbing with life made of seafood, heaps of cafes, pubs and lively nightlife. Mirissa is further south, a little fishing town with a charismatic port for trawlers. Depending on the time of year whale and dolphin watching with a responsible tour operator is a must-do.
