Rental conditions
- Check-in time: 3:00pm - Check-out time: 11:00am - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 4% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - Low, High & Prime Seasons: 30 days or more before arrival date: All payments received are forfeited; however, the value of the payments received up to the cancellation date will be credited for a maximum period of nine (9) months from the date of the cancellation confirmation by ‘The Villa’. This credit value may be used by the client or anyone on their behalf, for any reservation providing the equivalent season or lower is applied, during any period upon availability and, exclusively for the same villa reserved initially. The credit cannot be applied to a higher rate season than originally booked - Standard and Prime Seasons: less than 30 days prior to arrival date: All rental payments are forfeited. Any 9 month credit stated above is only applicable should ‘The Villa’ secure another reservation that covers the initial cancelled reservation - Festive Season (Christmas and New Year period): All rental payments are forfeited - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation

Ting and Man we exceptional to us throughout our entire stay our rooms were always clean, the food was amazing and the portions were large. Ting was very sweet and made sure we had whatever we requested. She made great cappuccino daily for us. Thank you all so much for the hospitality I would totally recommend this villa. Transportation up the hill was the only inconvenience. Some taxis had hard time getting to the house.

Our experience at Karpe Diem Villa was outstanding. The villa organised transportation from the airport to our accommodation, where we were greeted with fresh coconuts and various amenities.We were able to check in early, and each morning, we enjoyed a chef-prepared breakfast along with included cleaning services. Ting ( the amazing house keeper who is on site 8am -5pm) and her husband went above and beyond to make our stay enjoyable. As a group of four couples with two children, we felt completely at ease thanks to Ting's attentiveness. She was especially wonderful with the baby, giving him her full attention, and he absolutely adored her.Ting created a welcoming atmosphere for us and coordinated the villa's layout according to our morning plans. She generously offered assistance with our BBQ and shopping. The laundry service was extremely useful as well. We truly appreciate her, we kept in contact via line most days. We arranged massages at the villa most days which was super easy, to arrange.Thank you

Karpe Diem is located in Chaweng Noi, Ko Samui’s most famous beach, stretching five kilometers along the east coast. Chaweng Noi, or Little Chaweng, is the last strip of sand before the road to Lamai Beach. The beach is one of the most beautiful on Ko Samui, with stunning views from Chaweng Noi and Chaweng Hills. The Ring Road between Chaweng and Lamai offers breathtaking views, with several excellent restaurants and resorts built on boulders overlooking the bay.
