Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

This beachfront Villa is simply amazing . From the moment we arrived , we were greeted by very friendly staff . Once you walk into the property you can feel the vibe and the energy by being right on the beach , unobstructed. The staff was very experienced and professional , they treated us with the upmost care and took care of all our needs including to provide us with in home massage service . The rooms were super clean , beds were comfortable and attention to details was evident . The day we checked out we also met the owners who came to meet us and insure our journey was successful and to thank us for the visit .Will definitely go back to The Pines . Highly recommended.

What an amazing place … it has everything you can ask for: private beach access, privacy, amazing separate bungalows. The place is huge and is the best I have experienced so far to do a party with friends. The stuff is included in the price and offer an amazing friendly and professional service. I will remember this place and the experience for a very long time. There is nothing more you can ask: enjoy !

Amazing villa right on the beach. The rooms a very well decorated, with style and homie vibe. The swimming pool is big enough for swimming and to cool down during the hot days. The staff were very caring and professional. We will definitely come back to this villa the next time we are coming to Phuket
