Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

The Service team (Nawarat) is the worst they called the police on us suddenly without any prior notice. The breakfast is the worst they only have eggs in the menu. The pool is unsafe, one of the service lady told us someone has died from the edge of the pool.

This place just unreal, never seen views like this before. It is impressive even knowing what I would be getting after looking at the photos. I flew all the way from the UK and everything was great; Michelin level chef, polite staff, great service, perfect location and access to Patong. There’s literally no room for improvement.I also want to give credit on how the house was designed, all the rooms have excellent sea views! Whilst our stay there was a storm which caused a power cut, this house unlike others has generators to keep it running. This house is a real engineering masterpiece.Only issue was not being able to stay for longer.I will definitely come back and I highly recommend.

DANGEROUS and UNSAFE. I am a genuine traveller from India and have visited many countries including Thailand often. Villa Amanzi is a beautiful tourist trap. The house is lonely, unguarded and unsafe. We were assured of safety, but CC TV cameras were conveniently defunct when our money was stolen. There is no guard or any safety measure. We were distracted and robbed in broad daylight by the staff handling our transfer. The operation was pre-meditated and a professional level thievery.The management resides in another country and is non-responsive. Without fear of repercussion or consequence, the gang of thieves is thriving, and we were one of the victims of this racket. It is a racket targeting international travellers. the cunningness and smooth conspiracy of the staff involved, shocked me and my friends. Please AVOID staying here, and stay somewhere where the management is accountable for your security.

This place is a very unsafe location with no safety and security measures. CCTV camera don't work. Staff leaves in the evening... Leaving guests totally vulnerableOur group suffered a robbery which appears to be well planned. Our bags whilst being loaded from room to van were intercepted. I had large amount of cash stolen I am unable to lodge complaint with police cuz this happened on my way to international travel. Very very strategic and well planned larceny..

One of the best villas I’ve ever been. Visited 3 times from 2019-2021.Amazing rooms, incredible views, outstanding service from all staffs. Full function kitchen, lots of plates, utensils, glasses, etc. The chef knows what he is doing and can work with other chefs/guests as well.Lots of zones to relax within the villa. Found in the exclusive Cape Amarin estate, Amanzi Kamala is one of the most spectacular villas on the “Millionaires’ Mile” headland between Kamala and Patong beaches with superb sea and sunset views. A 10-minute drive north leads to Kamala Beach, a stretch of soft golden sand popular with families, with a growing beach club scene since the arrival of the chic HQ and Café Del Mar hotspots at its northern end. Aside from casual beachside dining at one of the restaurants that line the sand, Kamala is the perfect spot for some surfing, body boarding, or simply relaxing on the sand. About seven kilometres to the south is Patong Beach, Phuket’s busiest resort town with plenty of water sports, shopping, dining and nightlife choices.
