Four of the bedrooms even have their own private seaside balcony. Designed to feel like a home away from home, Villa Sunyata features a skilled cooking team and a dining table that can accommodate up to 16 people. Our talented cook is happy to guide you through the delicious Thai dishes on our villa menu and even offer recommendations. If you prefer Western cuisine, we’ve partnered with neighboring restaurants in Kata to cater to your taste buds. At Villa Sunyata, we believe in offering personalized service, which is why we encourage guests to order meals in a family-style manner. Rest assured, all groceries and beverages are charged at cost price plus a 25% handling fee. Rental conditions
- Check-in time: 3:00 PM - Check-out time: 11:00 AM - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A refundable security deposit is required upon arrival and can be paid in cash. This deposit will be returned to you at the end of your stay. - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval (music curfew: 10PM to 10AM)
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 4% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - If the cancellation is made 180 days or more before the start of the rental period: Refund of 75% of the paid deposit or a 100% credit for a new booking within 12 months from the cancellation date - If the cancellation is made between 179 days and 65 days before the start of the rental period: Refund of 50% of the paid deposit or a 100% credit for a new booking within 9 months from the cancellation confirmation date - If the cancellation is made between 1 day and 65 days before the start of the rental period: All payments are forfeited - For no-show: All payments are forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments are forfeited

Absolutely incredible stay at Villa Sunyata! Our group of 11 friends spent a week here, and everything about the experience was perfect. The villa is stunning — amazing ocean views, beautiful rooms, great layout, and the ideal location.What truly made this a 5-star stay was the exceptional staff. A huge thank-you to Parn, Na, Ton, and Stephanie for taking such amazing care of us. Their service was outstanding — always helpful, always professional, and always with a smile. They anticipated everything we needed and made us feel completely at home.We couldn’t have asked for a better place or better people. Highly recommended — we will definitely be back!

Spent a glorious long weekend at the Villa Sunyata to celebrate a friend's 60th birthday. The villa's staff were so accommodating of our gang of 17 friends who stayed in the 8 bedroom villa. The homecooked food was delicious, especially the very sumptuous chef's dinner on our first night. Toi and her team were also really willing to go the extra mile to meet our special requests (eggs cooked a particular way, moving furniture around, etc). The villa's infinity pool was fabulous, with great views to the ocean and rocks below. It's the perfect getaway spot for a large family or group of friends and a perfect party location too! Comfortable beds, bathrooms, linens and towels all provided. Didn't miss having a kettle in the room since we all had access to the large dining room but I recommend carrying your own tea bags if you're a tea drinker!

Location
The prime location of Villa Sunyata is the ideal starting point to explore the stunning scenery that Phuket has to offer. Villa Sunyata is just 5 minutes’ walk to two of Phuket’s finest sandy beaches, Kata beach and Kata Noi beach. Kata beach (also called Kata Yai) is the larger of the two (1.5km/0.9 miles). Many water activities are available there. Kata Noi beach is wilder and less developed and will appeal to holidaymakers looking to relax and just lie on the beach. With its ocean-front location facing West, Villa Sunyata truly is and exceptional place to enjoy the most beautiful sunsets of the island. Yachties will definitely want to stay at the villa when taking part in the “Kings Cup” regatta, which has become the biggest sailing event in Asia with over 100 racing boats from all over the world. The beach, shops and some of the best restaurants on the island are easily accessible and within walking distance of the villa.
